Then I would want to know if they are a Zillow Premier Agent team on Zillow Flex. Then I would want to know if they offer open houses signs and houses to sit open. Finally, I would want to know how their real estate training program works.

As a new or newer licensed real estate agent, these things should be extremely important for you. By having the real estate team provide you all of these things, the only thing you will need to worry about is yourself bringing your A+++ game to the team to learn and master getting your now business so that you can actually survive in real estate. A lot of new agents get into real estate thinking it is oh so easy when in reality, it is honestly a lot of hard work and it takes money to be successful. Remember, this is a business, and any business will need money to stay open.

Who is the Top-Selling Real Estate Agent in your City?
When it comes to real estate lead generation, it does not hurt to see what the top real estate agents are doing in your city. Sometimes you can see it and other times you cannot see it. If they are geographic farmers, you have a high likelihood of seeing what they are doing whether it be thru just listed postcards, just closed postcards, general mailers about real estate, real estate signs, or even phone calls. If their focus is more on their sphere of influence, you will rarely and perhaps never see it unless you are in their sphere of influence already. If you are in their sphere of influence already, you are most likely receiving birthday cards, monthly mailers, quarterly phone calls, invitations to their real estate events or even receiving fun things like a pie because the team is doing a pie day around the holiday time and delivering you a pie.

Open Houses
I would sit a house open daily, and I mean seven days a week for fours or more per day. I would try and sit a house open for eight hours a day if possible. Perhaps even switch them up to two houses per day. These houses you sit in will become your office. I would do all of your other work while sitting the houses open. It is a double benefit because you are getting walk-in traffic while you are working.

Facebook Buy & Sell Groups
I would post your houses you are sitting in Facebook Buy & Sell Groups. I would also post listings from my brokerage in the Facebook Buy & Sell Groups. Then I would package your ads professionally with a clear call to action. Many real estate agents will post on Facebook and expect something and get nothing because they just post versus thinking it through and making it an actual ad for real estate lead generation. You can post on Facebook while you are doing your open houses.

Craigslist
Craigslist is another great platform for real estate lead generation. You can do similar work as you would do with Facebook, but it will be on Craigslist. You will want to post multiple photos and details to your listing for your open house. The more photos, the better for your open house. Then on your other listings that you are posting from your brokerage, be sure to give a lot of value-adding details, then hold back on posting the address. Make them call you for more information. You will need to have a strong and clear call to action for the consumer to call you. You can do this while sitting a house open.

Door-knocking
We recommend door-knocking for one hour before each open house. This is great exercise and you have a non-sales reason to knock on their door. If you sit houses open in the same area frequently, you will get to know the people in the community, and they will get to know you too. If they are homeowners, they will get to see that you are the one real estate agent with an amazing work ethic. If they are renting, they will see that you are the one with the real estate inventory. Both of them will get to know you, like you, trust you, and when it is time, so long as you are still knocking, they will want to do business with you. Door-knocking is a great source for real estate lead generation.

Sphere of Influence
New and newer licensed real estate agents should focus on their sphere of influence for their real estate lead generation. You can do this with no money, however, the money will speed it up. First, you should build a clean list of their names, phone numbers, email addresses, and mailing addresses.

Finally, I would call them once a month to just check-in. Nothing to do with them giving you leads or them buying or selling with you. They know you are in real estate. They are getting your postcards and seeing you on social media. You are looking like a rockstar and rockstars do not ask for business from their sphere. Your sphere asks rockstars to do business with them. You can call during your open houses.

Lease-Purchase Leads
I would get with other real estate agents in your office and ask them for their clients that got loan denied. I would offer them a referral fee for them and get them with Divvy to see if they can get approved for a lease-purchase program. If they are not approved, I would found out why they are not, and then I would see if the prospect can realistically fix the issue that is preventing them from buying.
