Limassol led the way in Cyprus’ high-value real estate transactions in September 2025, contributing significantly to the total of €21.3 million recorded across the island, according to real estate analytics firm Ask Wire.
Notably, the most expensive transaction was a €5.1m apartment in Ayios Antonios, Limassol, as the district once again dominated the top sales alongside Paphos.
In addition to this, Limassol recorded five transactions among the top ten sales, while Paphos followed with three. Famagusta and Larnaca accounted for the remaining two.
Specifically, in Limassol, the total value of these transactions amounted to €16m, while in Paphos the value reached €11.3m.
Meanwhile, Famagusta recorded €7.35m, Nicosia €6.15m, and Larnaca €6m.
Among the most notable transactions was a €2.7m house in Ayios Theodoros, Paphos, along with a €2.65m field in Ayia Napa.
Paphos also saw a field in Peyia sold for €1.8m, followed by another in the same area which was purchased for €1.5m.
Furthermore, Limassol recorded two €1.68m office sales in Mesa Geitonia, while the district also saw two significant house transactions in Ayios Tychonas, valued at €1.27m and €1.25m.
Larnaca’s highest transaction involved a €1.7m apartment in Voroklini, while Nicosia’s top sale concerned a €1m field.
According to data provided by the Land Registry, the total value of the 50 most expensive transactions in September was €46.8m.
Notably, Limassol accounted for 34.2 per cent of this figure, followed by Paphos at 24.1 per cent, and Famagusta at 15.7 per cent. Larnaca and Nicosia represented 12.8 per cent and 13.1 per cent respectively.
In terms of the highest sales by district, Limassol once again led the way with the €5.1m apartment, which represented 31.9 per cent of the district’s total.
In comparison, Paphos’ most expensive transaction was the €2.7m house, accounting for 23.9 per cent of the district’s total.
Famagusta’s top sale was the €2.65m field, making up 36 per cent of the district’s total, while Larnaca’s €1.7m apartment represented 28.3 per cent.
Nicosia’s top sale, the €1m field, made up 16.3 per cent of its district total.
Commenting on the above data, Pavlos Loizou, CEO of Ask Wire, said that September showed “signs of moderation, with only 15 transactions exceeding €1m,” noting that residential properties continued to dominate with 22 house sales and six apartments among the top transactions, with land followed with 13 field sales and two plots.
He added that office sales were particularly notable, as “two of the five office transactions recorded in September made it into the top ten,” with their total value reaching €6.1m, equal to Nicosia’s entire top-ten value and higher than Larnaca’s.
Finally, Loizou said that the fact four of these office transactions occured in Limassol “reinforces the city’s shift towards a new urban development model.”
